In practice, flexible offices are chosen by desk count rather than floor area: a team of eight looks for an eight-desk office, and the operator has already planned the layout, furniture and shared space around it.

You pay one monthly fee per desk, with the building, furniture, internet, bills and reception already in place, and terms usually run from one to twelve months. Coworking is a desk in a shared open-plan space, either any free seat (a hot desk) or the same seat every day (a dedicated desk), and is the cheapest option. A serviced office is a private, lockable office inside a shared building, ready to move into, with reception, kitchens and meeting rooms shared with other companies. A managed office is a self-contained floor or suite fitted out to your specification and run by an operator, usually for teams of 20 or more on terms of one to three years.
