Dublin Office Price Summary

Dublin is a city that has something for everyone. With a population of 1.3 million, it's the largest city in Ireland and home to over 200,000 jobs. It's also one of the fastest-growing cities in the EU, so it's no surprise that there are plenty of businesses including Aer Lingus, Guinness, and Allergan plc calling Dublin home.

With a growing tech centre, nicknamed "Silicon Docks", the city also includes many homegrown start-ups that are developing innovative products like drones, autonomous vehicles, and artificial intelligence systems (AI).

Located on the East coast at the mouth of the River Liffey, Dublin is a thriving city for music, theatre, and business. As the capital of Ireland, Dublin is known for its small-town feel with big-city amenities. For companies looking to base their headquarters or for multinationals like HelloFresh, Google, and Twitter, it's the perfect city to get started in the EU.

As the largest city in Ireland, Dublin also has the largest number of serviced offices and coworking desks in the country with more than 80% of all available offices located within its border. Whether it's the bare basics or luxury in a tier-one building, businesses choosing to operate in Dublin have a plethora of options.

With restrictions over, for now, and businesses looking to bring their teams back together again, we expect there to be some upward pressure on prices. Though there's no doubt inflation, the war in Ukraine and other market conditions are having an impact on the current business sentiment which should keep a damper on prices for the short term.

Office Capacity by Floor Space and Size in Dublin

Whether you're a local business with a team of 8, an international unicorn looking to launch in a new country, or a well-established business looking to expand, Dublin has a wide selection of offices available. However, as much as 68% of all offices cater to teams of 10 people or less.

Larger spaces for teams of 11 or more make up 74% of the available floor space and tend to have a much higher median price due to special inclusions such as private floors, meeting rooms, separate entrances, and amenities that cater to specific business needs.

Dublin's Serviced Office Operators

Like many factors in business, office space comes in many different varieties often defined by location, quality of the building, and amenities. In Dublin, Digital Office Centre and Lis Cara Business Centre have offices available for under €400 per person. while Iconic Offices, Pembroke Hall, and WeWork provide a higher-end option for those businesses with budgets from €550 to €715 per desk.

Comparing one operator to the other is not recommended on price alone as most operators have their own style & fit-outs that differentiate them from other hosts. Thus we often recommend that businesses tour a number of spaces to get a good sense of the overall style rather than selecting on price alone. WeWork vs Regus for example often have very different styles. While WeWork's office style is often described as casual and relaxed, Regus (IWG) is professional and corporate.

Office Space Price by District

As with many metropolitan cities, the driving factor affecting the price of commercial real estate and serviced offices is location. The closer the office is to the core business district, the higher the rent. Dublin is no different, with rents ranging from €619 for a desk in Dublin 2 to €729 in Dublin 1. But as you venture away from the core, the rents become more affordable with even Dublin 8 providing great value with rates ranging from €480 per desk to €337 in Dublin 24.
