Dublin Prices Remain Flat in 2022

At €500 per desk, the median rate for an office in Dublin has remained relatively unchanged throughout the year. However, this does not mean the market itself has been quiet. In fact, there's been substantial movement in prices for midsized offices for 11-15 people and larger enterprise offices for 26 to 100 people with midsized offices rising upwards of 20% from the start of the year while rates for larger offices over 50 or more staff have dropped close to 25% during the same time period. Today, the cost to rent a desk in a private office for a team of 11-50 is €625 per desk while an office with 50 or more desks will cost €522 per desk.

With restrictions over, for now, and businesses looking to bring their teams back together again, we expect there to be some upward pressure on prices. Though there's no doubt inflation, the war in Ukraine and other market conditions are having an impact on the current business sentiment which should keep a damper on prices for the short term.

Comparing one operator to the other is not recommended on price alone though as most operator's have their own style & fit-outs that differentiate them from other hosts. Thus we often recommend that businesses tour a number of spaces to get a good sense of the overall style rather than selecting on price alone. Office Space Price by District

As with many metropolitan cities, the driving factor affecting the price of commercial real estate and serviced offices is location. The closer the office is to the core business district, the higher the rent. Dublin is no different, with rents at their highest in Dublin 2 ranging from €542 for a 50-person office to €693 for a 15-25 person office. But as you venture aware from the core, the rents become more affordable with even Dublin 8 providing great value with rates ranging from €385 for a 1-4 person office to €550 for a 15-25 person office.
