Dublin Desk Rates Rise in 2025
After falling in the last half of 2023, the median price for an office in Dublin increased 3% from €600 to €625 per desk per month. While prices were flat across most office sizes, larger offices for teams of 50+ experienced a 13% decrease to €910 per desk. Today, the cost to rent a desk in a private office for a team of 2-10 is €575 per desk while an office with 16 to 50 desks will cost on average €708 per desk.
Though inflation, the war in Ukraine and other market conditions are having an impact on the current business sentiment, limited supply from operators will likely keep prices elevated in the short term.
Office Capacity by Floor Space and Size in Dublin
Whether you're a local business with a team of 8, an international unicorn looking to launch in a new country, or a well-established business looking to expand, Dublin has a wide selection of offices available. However, as much as 58% of all offices cater to teams of 10 people or less.
Larger spaces for teams of 11 or more make up 80% of the available floor space and tend to have a much higher median price due to special inclusions such as private floors, meeting rooms, separate entrances, and amenities that cater to specific business needs.

Comparing one operator to the other is not recommended on price alone as most operators have their own style & fit-outs that differentiate them from other hosts. Office Space Price by District
As with many metropolitan cities, the driving factor affecting the price of commercial real estate and serviced offices is location. The closer the office is to the core business district, the higher the rent. Dublin is no different, with rents ranging from €684 for a desk in Dublin 2 to €722 in Dublin 1. But as you venture away from the core, the rents become more affordable with even Dublin 8 providing great value with rates ranging from €407 per desk to €347 in Dublin 24.
