After rising in early 2023, the median price for an office in Dublin fell marginally from €613 to €600 per desk. While prices were down across most office sizes, larger offices for teams of 26-50 experienced a 7% increase. Today, the cost to rent a desk in a private office for a team of 2-10 is €520 per desk while an office with 50 or more desks will cost €522 per desk.
With restrictions over, for now, and businesses looking to bring their teams back together again, we expect there to be some upward pressure on prices. Though there's no doubt inflation, the war in Ukraine and other market conditions are having an impact on the current business sentiment which should keep a damper on prices for the short term.
Whether you're a local business with a team of 8, an international unicorn looking to launch in a new country, or a well-established business looking to expand, Dublin has a wide selection of offices available. However, as much as 67% of all offices cater to teams of 10 people or less.
Larger spaces for teams of 11 or more make up 75% of the floor space and tend to have a much higher median price due to special inclusions such as private floors, meeting rooms, separate entrances, and amenities that cater to specific business needs.

Comparing one operator to the other is not recommended on price alone as most operators have their own style & fit-outs that differentiate them from other hosts. Thus we often recommend that businesses tour a number of spaces to get a good sense of the overall style rather than selecting on price alone. WeWork vs Regus for example often have very different styles. While WeWork's office style is often described as casual and relaxed, Regus (IWG) is professional and corporate.
As with many metropolitan cities, the driving factor affecting the price of commercial real estate and serviced offices is location. The closer the office is to the core business district, the higher the rent. Dublin is no different, with rents ranging from €616 for a desk in Dublin 2 to €729 in Dublin 1. But as you venture away from the core, the rents become more affordable with even Dublin 8 providing great value with rates ranging from €400 per desk to €390 in Dublin 11.
