Description

Self-contained fully serviced floors ranging from 800-1,500 sq feet, fully fitted-out to a very high standard with excellent natural light. Each floor has its own private kitchen, shower and meeting room/s and can be customised to match your business requirements. Ideally situated in Westland Square, a stones throw away from Pearse Station, with access to numerous Dublin bus routes and a short walk to both the Luas green and red lines.

Included in the price is rent, rates, service fees, building insurance, office cleaning, communal cleaning, fibre-optic broadband, and toiletries. Maintenance of the intercom/fob system/CCTV/lift/intruder alarm/fire alarm are all included. All furniture, cutlery, bins etc are provided. Clients can bring their own furniture, TVs, IT equipment etc, if they like.

Each office has been rewired for Cat 6E cabling. All the data points in the office terminate on a patch panel in each office and from there, there are 3 CAT 6E cables that go to the main comms room. We have a 1GB shared fibre-optic synchronous connection in the building and a 150MB failover backup line. Dedicated broadband is available upon request.

There is a video intercom on the front door with a video handset receiver in each office. The front door and each office door have a fob access system. There are also 4 CCTV cameras on the ground floor, one inside and outside the front door and one outside the side door and emergency exit.

There is a 6-8 person meeting room on the ground floor that can be used for free. This has a Sony 55" 4K Smart TV with a Poly ( https://www.poly.com/us/en/products/video-conferencing/studio/studio ) video conferencing system.

We have 4 car parking spaces at €250 ex-VAT per month each.
